CORE Strengthens Market Leadership with Expansion of Third-Party Property Management Services

CORE, the largest integrated commercial real estate firm in Northern New England, announced the continued expansion of its third-party property management division, marked by the addition of several high-profile management contracts and strategic team growth throughout 2025.

In recent months, CORE has assumed property management responsibilities for a diverse and increasingly complex portfolio of commercial and institutional assets, underscoring growing market demand for the firm’s integrated, hands-on approach to property operations.

Among the notable additions is Clarks Pond Shopping Center at 200 Gorham Road in South Portland. The retail center is anchored by national tenants including Rockler and Olive Garden as well as New England brands like B.Good and Shaking Crab. CORE’s role includes oversight of day-to-day operations, tenant relations, financial management, and long-term asset performance.

CORE has also taken on property management for a range of projects reflecting the breadth of its expertise, from the Maine Department of Corrections at 315 Park Avenue to management services for tenants at 8-28 Exchange Street in Portland’s Old Port.

“Our third-party property management growth is a direct reflection of the trust owners place in CORE,” said Josh Soley, President of CORE. “Clients are looking for a partner who understands the full lifecycle of a property—not just operations, but how management decisions impact value over time. Because we are fully integrated, we’re able to bring brokerage insight, asset strategy, and operational excellence together in a way that truly benefits owners and tenants alike.”

Strategic Team Growth Strengthens Service Delivery

The expansion of CORE’s third-party property management services has been supported by continued investment in people and infrastructure. In October, CORE welcomed Lance Govang as Central Maine Property Manager. Govang brings decades of experience in both residential and commercial property management across the United States before returning to his home state of Maine.

“I’m really enjoying working with the team at CORE,” said Govang who handles 16 accounts from CORE’s office in Hallowell to properties spanning Farmington, Lewiston, and Rockland. “The scale and variety of the portfolio keep the work dynamic, and the support from the broader team makes a real difference.”

In addition to property management leadership, CORE has made key strategic hires across legal and financial operations to support the firm’s growing portfolio. In November, Stephanie Albert joined CORE as the firm’s first General Counsel, providing in-house legal expertise to support acquisitions, management operations, and long-term risk management.

The finance team has also expanded to meet increasing operational demands. Vincent Orsini joined CORE as Controller this summer, and Bethany Pendell came on board last month as an Accounting Clerk, strengthening internal financial controls and reporting capabilities.

“The team at CORE is supportive, collaborative, and genuinely fun to work with,” said Pendell. “There’s a good balance here—you’re trusted to do your job, but you also have people who are willing to help and teach. The pace keeps you sharp, and there’s always something new to learn.”

As CORE continues to expand its third-party property management platform, the firm remains focused on delivering responsive service, transparent communication, and long-term value creation for property owners.

“Property management is often where strategy meets execution,” Soley added. “Our growth in this area reflects both the strength of our team and the increasing demand for a management partner who treats every asset as if it were their own.”
